  • Investing Rule no 1 buy low sell high

    I just recently raised a few million dollars from overseas investors on the rule above.

    I have learnt in life to NOT follow the general rule of buy when everybody else does and sell when everyone else does.

    Buy low means buy when fear is present, when sellers will let go below what they should because of fear of flu or recession or depression.

    These are all cycles, low high and they will always cycle. Buy when everyone is selling in panic and sell when everyone is paying too much.

    I am buying now because the cycle is turning. Buy now before everyone else is too late and prices are up again.

    I am buying now and building now because I want stock of homes when everyone swings back into paying too much because prices and demand will just keep pushing up as they have for the past 6 years in real estate here.

    Heres a simple illustration. In 2007 a typical nice 1200 foot new Mexican house cost $65000 usd. In 2008 same house $95000. Today they get $135k.

    Moral of the story, don't follow everyone or fear, follow rule 1 and get in low. Let me know if I can assist you, theses some smokin hot buys now in villas condos and houses but the problem is everyone wants to wait except the few smart ones who are moving now.

     

  • Living or Retiring in Mexico

    Living in Mexico is easy but it takes a decision to do it.

    There are over 8 million Americans now living or retired out of the USA. And another couple of mil Canadians.
    The reasons are simple, new different better life, lower expenses big time, lower medical and doctor bills, here if you need a perscription or a doctors check up it will cost all of $2, medications run 40 to 60% under US costs.

    Retring in Mexico is a good plan, slower life, lower costs by 60%. Great low cost healthcare, insurance food entertainment bills. In Playa we have 18 new moviehouses where you can see a first run movie in English for $4. Beaches, plenty of from Cancun to Tulum and Cozumel, lots of activities, gyms, bars and low cost restaurants with great food.

    People, kind slow easy going, an average Mexican makes $20 a day but they dont care, they live a tranquil life, happy content.

    Weather is perfect in Winter, hot in summer. The best arrangement is live in Mexico in winter go back to US or Canada or Europe in Summer.

    Lifestyle, slow, casual, flip flops beach, bar, restaurant. Smiles. Sun fun swim activity. Nightlife HOOOHA!

    Taxes, low to none. An aveage $150k house will set you back perhaps less than $150 a year. Crime low to none.

    About 40% of the people I speak to in US and Canada want out and can move down, I can sell you a nice new home for $70k to a mil on the beach.

    You can work here, live here, start a biz, start a new life. Retire in peace. Cut your bills, start fresh.

  • The funny side of a Date with a Dentist

    I have found in life there is 3 people you need to be terrified of 1. cops 2 dentists 3 shrinks and 4 the tax man
    If you can hide from these people, you will do just fine.
    I try to see a Dentist on a regular basis every 5 to 20 years preferably but a severe toothache will normally get me in the chair.
    Heres what happened last Saturday.

    I entered the Dentists slaughter chamber at 10 am very shyly. Doctor Dianna looked at me, knowing my dilemma.
    "Come on Dave sit down relax"
    First I had to check the clinic out.
    'Whats in the mini bar fridge Doc?'
    She opened it just medications and stuff, nothing related to beers rum or anesthetics, very disappointing.
    'Anything else before we get started?'
    I checked all her instruments, all very sharp and dangerous stuff but clean.
    'Ok Doc, Ill sit down if you give me a tank of laughing gas first.'
    'We dont do that in Mexico Dave I told you that last time 2 years ago.'
    I sat down very sadly in the chair.
    'This wont hurt a bit" she said as I took a swig on my Bloody Mary, really helps chase down the 2 Valium I need to work with Docs like these.
    "What you going to give me for anesthetics Doc?"
    At this point she takes my big ziptie and ziplocks my left wrist to the chair.
    "You dont need anesthetics Dave. You know youre the only patient I have to tie down to work on you."
    " Im special Doc, are you sure you dont have laughing gas?"

    She shakes her head and fires up an evil looking mini sandblaster thing that makes a terribile noise.
    Then she picks up a long scalpel in her left hand.
    "No way Doc, you put that thingie down!!"
    She looks at me resigned. "Dave, I am just cleaning your teeth today"
    " Not with that thing Doc, No way Hose"
    She puts down the scalpel and comes at me with the mini sandblaster.
    After 10 minutes I am sweating like crazy and she is sandblasting my mouth on the right side while on the left side a vacuum thing sucks and
    gurgles and I am trying to figure out a quick way to get outa here...
    and now she wants to have a conversation.
    "are you still selling real estate Dave?"
    "Uhha"
    "How is the market doing?"
    "UH..ehum ok"
    She just keeps talking so I switch to sign language with my fingers. Then I try to meditate.
    This kind of experience is very bad for the karma.
    "So then I said to my husband we should move to Playa because you know there is so much crime in Mexico City..."
    I pretend to be asleep.

    The sandblaster thing not only screams it spews water all over the place.
    I make her stop again and wipe my face with a paper towel.
    "You see we give free showers with each visit".
    Another 30 minutes pases. She attacks me with several nasty tools. I just keep quiet as she talks to somebody
    and pretend to be asleep. Finally, she is done.
    Actually, she did a great job at half the cost of Western clinics. She cuts the ziptie loose.
    "You know Dave, I should take out 2 of your front teeth, I'll give you 5 injections so it doesnt hurt..."
    I throw the money on the chair and do a sprint for the door.
    "See you in 5 years Doc"
    As I run thru the waiting room I hear 5 dentists laughing after me, they really seem to enjoy my sense of humor.

     

     

  • Sellers or Buyers Market?

    Sellers or Buyers Market. Im hearing from clients all over the globe and it is a bit gloomy.
    But here in the Riviera Maya, the picture is still warm and sunny.
    It is more of a buyers market and developers are more flexibile than for many years.
    Sellers are still selling and the market moves forward with buyers getting better deals.
    Many clients are asking if they can buy a $500k house with $250 now and no this market is way too stable for that scenario,
    also 98% of owners here paid cash so is little to zip in owner fi, buyers still need cash or a bank prequal but there are
    still some very good buys within the market.

    In some cases I can get you a $500k house with $400 but thats about it, for $250 you would have to look at Florida
    and I lived there for 6 years, wouldnt go back for a $1 dollar house because I prefer the quality of life here.

  • AM I READY TO BUY IN MEXICO? a simple quiz test

    In the past year I have been contacted by 46000 potential buyers yet I notice only 1% of them actually bought their dream.

    Here is a summary to help you decide if you are ready to buy a home in Mexico.
    Am I ready for change, do I want to spend time and slow down in Mexico?
    Am I financially able to buy a home offshore?
    This is a very important question because you do need cash or a bank prequalification to be abe to own in Mexico.
    Will moving to Mexico part or full time be a good move?
    Of course it will, great lifestyle lower costs, more family time, great investment, average home yields 15 to 25% appreciation a year.
    Do I fear buying in Mexico?
    Yes, this is normal, you need to find a good agent and a good Real Estate attorney or Notary to answer your fears and and you will
    realise there was no need to fear anything with local knowledge.
    Will I and my wife be happy with the cultural change or are we not ready?
    This is a biggie but Mexicans live a simple happy life and if youve been coming down on vacation for many years you already know this,
    I have grown to enjoy the FREEDOM this land and people have, low costs, great medication/doctors, low taxes etc.
    I want to move to Mexico today but my wife does not?
    This is a problem so come to a compromise, try it for 1 year, if its a no go sell and go back to the States, at least you would have tried
    and grown from the experience.
    Will we save money by relocating to Mexico?
    Of course you will. Many Americans are telling me they spend between $5 and $10k a month just to live a decent life in the USA, here with a family of 4
    we spend under $2k and live a great lifestyle. I will write a full article on this topic shortly. You can still buy a home here in Playa del Carmen for 100 to 150kusd or a beachfront mansion for a mil.
    Would we be wise to buy now and be able to rent and not end up losing when when we sell?
    Yes. A typical house 3 bedroom 1400 feet new cost $65k in 2007, in 2008 went up to $95k. 2009 same house $135k.
    Rental income is pocket change but this same house gets $900 a month income but REALITY IS APPRECIATION, most of my clients
    decide not to rent as they know appreciation is worth 4x rental income and hassles. This is a very high rental location if you want income.
    We have been waiting 2 years to buy and we have cash just waiting for the right time?
    So are 30000 other Americans and Canadians. Last year I had 11 properties under 100k, today only 1. I have seen even a simple nice condo move up 45% in 1 single year. REALITY IS DEMAND FAR EXCEEDS SUPPLY. if 30000 people are wanting to buy here and we add another 50000 wealthy Mexicans, there is not enough supply to meet demand hence prices will just keep pushing up but there are occassional execellent buys that come and go in 7 days which I call steals and deals, on my website.

  • The quiet Art of meditation and trying to understand the Universe or how to meditate in 10 seconds flat

    One of my good Mexican doctors gently tried to persude me to take up Mediation.
    "How long will it take me to learn Doc?"
    She smiled at me. "In your case Dave about 5 lifetimes."
    She gave me this huge book and I was delighted. The Idots guide to Meditation.

    There was only 1 catch, the book is 596 pages long. This was about 2 years ago.
    This is very frustrating for me I like to know the bottom line to a books knowledge without having to spend days reading the damn thing.
    All books should have 1 page highlighted to speed up the process.. anyhow I flipped thru it a couple of times and nothing happened.
    A month later I was on a beach with a buyer and I was very frustrated, the buyer wanted to pay 1/2 what the seller wanted so the buyer walked off in a huff.
    So I just started humming to myself and bingo.

    When I humm all those thoughts that slip in and out of our brains, like 20000 a day, gets shut out for a while and we can find ourself slipping into that quiet place where we are spiritually at rest and in quiet harmony. Then when I stop humming all those thoughts come flooding back in.
    So now even when Im driving I try to meditate for 20 minutes a day but often forget.
    I find you can humm on many levels and for me it seems to work best when my lips vibrate.
    I tried teaching my kids who are 11 pushing 19, didnt seem to go over to well at first.

  • Humor Health and remarkable Mexican Doctors

    Like most baby boomers, I never know what to expect when I wake up. As out bodies get older, things just fall apart.Or stop working.

    Last Monday, my hair started falling out. On Tuesday my spine refused to bend. Wednesday I woke up with a swollen red left eye, which was funny because a month before I had the opposite eye pull that stunt and I dont recall anybody wacking me lately.

  • 7 years in Mexico and finding Universal Love

    Life is just a journey for each of us, sometimes cool, sometimes hard.

    After 7 years and wondering why I ended up here here, I am slowly waking to the realization that universal love does exist and I found it here,

    in this place somewhere between a 3rd and first world country. As we Westerners look at these simple kind people, we can slowly learn that they do indeed

    live with a quiet deep respect for love and they have that magic ingredient we all want which is not fame and fortune but simple love of life...

    It only took me 51 years to find it and I am gratefull to slowly begin to understand it and apply it to my troubled past and journey. and begin to apply it.

    Mexico is a deep river with beautiful people and a soul somewhere between the East and West. Do not be afraid to explore it and find your peace.

  • buying in Mexico is a breeze

    I recently had a very cool couple from Texas, they wanted a condo in Playacar but were nervous about the buying process.
    I showed them a few options and they wanted a condo beside a golfcourse.
    What do we do now Dave? they were anxious so we just went step by step,
    we submitted the offer, it was accepted.
    Next we signed the contract with the seller, ordered the bank trust good for 50 years and lined up
    the closing date with a notary who speaks very good English.
    Each step was explained and the couple were relieved it was far easier than they expected.
    I opened a bank account for them at an English speaking bank and drove them to the furniture

    It was a lot of fun working with this couple and I enjoy being a simple guide in the process, dont let fear hold you back from

  • Whats next after the crash of wall st?

    Theres a lot of smart people out there.
    One of them is Peter Shiff who has written a great book Crashproof USA.
    One of the things Peter says is interesting, he believes the US dollar is going to fall to the value of confetti.

    Why?
    Only 2 things hold up the global economy.
    One is consumer confidence, and that went away along with a few trillion dollars some time ago.
    The other is the US Federal Reserve who has a logical way of just printing a few billion a day then just giving it away.

    Where is this going? Perhaps Peter is right and sooner than later this new way of thinking has to crash with the fall of the Dollar
    to the value of a Zimbabwe dollar. Lets hope hes wrong, but there is much to be learnt from his book.

    I have advised all of my clients to move some funds out of Dollars or convert some dollars into property offshore in the event Peter is right
    and only that small percentage will survive if he is.
