Sometimes people ask me why I live here and I point at the beach and say "look"

Then we have the Mexicans who without doubt are the best people to live with in the Caribbean. Ever been to the Bahamas and you will know what I mean.

Mexico real estate is by far the best and lowest cost in the islands of the caribbean or the Usa or Canada and Europe yet you can have a wonderful slow life
and the living is easy.

One of the biggest headaches I have as an agent is showing skeptical buyers why Mexico and real estate is a fantastic investment, the first problem is misconceptions and a different culture and it is strange at first but when you see the simplicity of life here and the warm of the Mexicans, its my number 1 destination to live in and Ive been in a few places internationally.

Where else can you have a new condo on the beach starting from $250k, or a huge mansion new fully equipped at 3600 feet with pool ad the whole nine yards at $300k worth $450?

Mexico Real Estate, buying a home in todays market

Real estate in Mexico has changed in the last year as has the global economy. I still believe the market here is low and has a long way to go, for example,

we have villas that dropped 30% which means you can have a new villa for $225k close to beach, fully equipped and way under market. Should you buy one now? Yes, prices will not go lower as about sold out!!!

Mexcio real estate and buying a home in Mexico today has reached the low and because demand has always been high, these great buys are going fast now.
So should one wait or get in now? Many of my clients waited 2 years and they tell me they going to wait another year. This makes sense if you buying in the USA where in some states such as Florda prices have fallen 50%, you will have to wait a few years before you can flip for a profit there.

I recently had a few Canadians in 2 minds as to buy or wait and although I showed them some first class buys, their indecision had them pass. I know they will ask again in a few months and my standard answer will be buy a Mexico home low sell high, oldest game in de book. I have several homes and property now well below market value and can easy bring $100k plus on a resale or hold and enjoy a few years.

Mexico Real Estate Mortgage for Canadians Americans Europeans

Many buyers learn after time that most property for sale in Mexico does not have owner fi or developer/builder finance, in most cases it is a cash

sale or 25% down and balance paid on closing with title. In less than 3% of cases an owner may be willing to hold some paper.

So if you have decided to come down and own Mexican property, please contact me in advance to pre-qualify and the process becomes so much easier for you as once qualified, shopping is the easy fun part.

You need a minimum of 680 credit score with 25% down and balance payable over 15 to 25 years around 6.2% interest. This applies to N.Americans British or Spanish citizens who want to own in Mexico. On the other hand if you are using cash you can expect a healthy discount in today's market. In some cases I can use the finance to still close on a cash discount basis pending the property you are buying.

Real Estate Mexico Deals and Steals and why you should buy now

Sometimes I don't understand the mentality of Mexican developers who hold prices high during slow summer months then panic as no sales they dump prices 20% for cash in winter then wonder why they sold out so quickly and realize they made a boo boo but hey good for buyers and me as an agent, I just go with the flow and the developer starts a new project again and learns and adjusts to the market at reasonable costing.

This situation has happened with 6 developers at the same time now and Im just smiling as I cant keep up with sales and high flow of demand.

1 week ago a developer had 4 oceanfront luxury condos value $650 but decided to let them go $450, so today 2 left and they will be gone in 7 days. High rental high quality make $200k from the developers boo boo!!!! and rent at high weekly rate $2k plus and use or sit on the beach.

Playa del carmen has a limited amount of property but buyers can get steals and deals now until these builders realize their blunder and raise prices to normal levels. Another master builder has dumpt prices from $350k to 250k, for large 3 bedroom villas now selling out quick close to beach.

Or condos were under priced at $180 and 20% undermarket anyway now going at $160 and Im selling 3 a week hoping builder wont notice too soon.

Get in now while its hot and before developers waken to their mistake ...

About half of real estate buyers I speak to want a safe secure investment and many look at investing $300k to $1 million in a condo or beachfront property.

Is Mexico a good safe investment with high returns? Yes, one can expect 15 to 25% a year appreciation pending location and type of property.
But is buying a condo from a builder the only way to go? No.

A year ago I started offering small to medium investors a REIT starting with $250K minimum to $2 million max.
This is a Mexico real estate investment trust. Each investor is registered in the trust and owns/holds lien on the property until sold and then is paid out principal plus 30% interest. Clean safe simple. 1 page contract. My company does all the work and you relax, when you come down stay in a 5 star or 5 diamond resort and I get results. Funds are deposited to Escrow and when the property is resold you can cash out or roll over your returns and or principal to a new term.
